Introduction
FUROMA makes reed diffusers for homes with cats and dogs, and home staging with pets is the one odor scenario where the standard advice quietly breaks. Every staging guide says the same two things: eliminate the source, then deodorize lightly. Both are correct. Neither is usable, because they assume the seller can tell whether the source is gone — and the seller is the only person in the transaction who is physiologically unable to make that judgment about their own house.
This guide covers the part nobody writes down: how to get a measurement you can trust before a stranger walks in, why a cat household inverts the dog playbook, and why the work starts three weeks out. Why can't you smell your own house?
Because continuous exposure to an odor raises your detection threshold for that specific odor, and living in a house is continuous exposure. This is not a lapse of attention that can be corrected by concentrating harder. It is a measurable shift in the sensitivity of the system doing the measuring.
Pamela Dalton and Charles Wysocki ran the version of this experiment that matters to a home seller. Rather than puffing an odorant at laboratory subjects for a few minutes, they installed one of two odorants in participants' own homes and left it running for two weeks, then brought the participants into the lab and measured them against their own pre-exposure baselines. The result was odorant-specific: detection thresholds for the adapting odorant were elevated, and perceived intensity ratings for weak concentrations were reduced. The part that should worry a seller is the recovery curve. For most individuals, reduced sensitivity to the test odorant was still evident up to two weeks after the last exposure (Dalton & Wysocki, 1996). The authors specifically flag that this persistence is what distinguishes long-term adaptation from the short-exposure adaptation studied in most laboratory work.
A homeowner cannot audit the smell of their own house, because two weeks of continuous exposure to an odorant elevates the detection threshold for that odorant and most people are still measurably less sensitive to it two weeks after the exposure stops (Dalton & Wysocki, 1996). Stepping outside for five minutes and walking back in does not reset a two-week adaptation; it resets the few minutes of adaptation you accumulated standing in the hallway.
The mechanism runs at two levels at once. Dalton's review of the field describes olfactory adaptation as stimulus-specific loss of sensitivity that recovers over time in the absence of further exposure, with both peripheral components at the receptor and more central post-receptor components, and with the magnitude and time course of both adaptation and recovery depending on the concentration and the duration of the exposure (Dalton, 2000). Pellegrino and colleagues, reviewing the human literature, separate the two words that get used interchangeably: habituation is the decreased behavioral response produced by repeated exposure, adaptation is the neural process underlying it, and the onset of cortical adaptation is more pronounced than the peripheral kind (Pellegrino et al., 2017). Habituation, they note, is a filter: it exists so that a continuous background stimulus stops consuming attention, freeing it for new signals such as smoke.
That filter is exactly what a buyer does not have. Which is why the industry has a name for this and a saying about it. "'Nose blindness' is a very real thing," Kelly Dellinger of Akers Ellis Real Estate told NAR's staging blog in March 2026. "Sellers are frequently so accustomed to the odors associated with their pets, smoking habits or simply old carpets, they ignore or downplay them when it comes to prepping their homes for showings" (Dittmann Tracey, 2026).
The financial stakes are not hypothetical. In NAR's Animal House: Remodeling Impact survey, 67% of REALTORS® said animals have a moderate to major effect on selling a home, and roughly two-thirds said they advise animal-owning sellers to have the home cleaned to remove animal scents and to take the animals out of the house during an open house or showing (NAR, 2017).
How do you test an odor you can't smell?
You borrow noses that are not adapted, and you ask them in a way that does not lead the answer. This is not a folk remedy; it is a simplified version of how odor is measured professionally, and the professional version is instructive because of what it refuses to do — trust one person.
Odor professionals never trust a single nose, because a detection threshold is a population statistic rather than a personal one. Under EN 13725, the European standard for determining odour concentration by dynamic olfactometry, a sample is progressively diluted and presented to a screened human panel, and the odour concentration at the detection threshold is by definition 1 ouE/m3 — the answer is the dilution factor required to bring the panel to that threshold, not any one panelist's verdict. ASTM E679-19 does the same job with a different geometry: each presentation contains one spiked sample and two blanks, the panelist must choose one of the three even when guessing, and the series ascends until the choices stop being wrong. Both standards are built around the same admission — individual noses disagree, so you count them.
The household translation is four rules.
- Use three people, not one. Three visitors who do not live in the house, asked separately, with no chance to hear each other's answers. One friend being polite is not data; three independent answers that agree are.
- Ask a forced-choice question. "Does it smell?" invites reassurance. "Which room smells most like an animal lives here?" forces a ranking and produces a location. The person cannot decline to answer without telling you something.
- Test the entry sequence, not the house. Have them walk in the front door, stand still for ten seconds, and answer before going further. That first breath is the only unadapted sample anyone will ever take of your home, and it is the exact sample a buyer takes.
- Test before you open a window. Airing out a house lowers the concentration for about as long as the window is open. Testing a ventilated house measures the ventilation, not the house.
Then there are the tests that do not need a nose at all, which matter precisely because yours is compromised.
The closed-room test. Shut a room for six hours with the HVAC off, then have an unadapted visitor open it. Volatiles accumulate in still air, so a room that reads as neutral when it is ventilated will declare itself when it is not. An open house on a warm afternoon with the doors closed between groups is that test, run by strangers, with money attached.
The textile inventory. Odorants bind to porous material, so the honest way to predict a problem is to count porous objects rather than to sniff them: carpet and its underlay, upholstered furniture, curtains, mattresses, pet beds, and the two meters of drywall nearest a favorite sleeping spot. If a soft surface has been in contact with an animal for years and has never been deep-cleaned, treat it as a source regardless of what your nose reports.
The humidity test. Run the house warm and humid for an afternoon — a hot shower with the bathroom door open, no air conditioning — and then bring someone in. Warmth increases the release rate of volatiles from residue, and moisture reactivates the biology, which is covered in the cat section below. A house that only smells on a humid day still smells; you have simply been sampling it on the good days.
What is a buyer's nose doing at your open house?
Working perfectly, and pointed at exactly the signal you have stopped receiving. A buyer arrives with an unadapted olfactory system, spends ninety seconds in your entryway, and forms an impression before they have looked at the kitchen. Habituation is a change-detector (Pellegrino et al., 2017); everything about your house is a change to them and nothing about it is a change to you.
They are also, increasingly, primed to read fragrance as concealment. "Buyers today are hyper-sensitive to allergens," Greg Field of HomeSmart in Phoenix told the same NAR piece. "They want to smell nothing. If I walk in and my eyes start watering from fresh linen spray, I assume you are hiding a mold issue or deep-seated carpet stain." His description of the failure mode is the one worth memorizing: a wall of scented candles or plug-ins deployed against a pet smell "just smells like a lavender-scented litter box" in the end (Dittmann Tracey, 2026).
This is the same trap our dog-smell guide flags, and it is worth stating plainly here because staging is the scenario that most tempts people into it: over-deodorizing makes buyers more suspicious, not less. The seller reads a strong pleasant smell as "problem solved." The buyer reads it as "something is being covered," because a stranger's nose cannot separate the fragrance from what the fragrance is doing.
And a share of your visitors will react badly to the fragrance itself, independent of any suspicion. A buyer who leaves your open house with a headache does not attribute it to your air freshener. They attribute it to your house.
Why does the home staging playbook fail in a cat household?
Because almost every step in it is, from the cat's point of view, a stressor — and the cat's response to that stressor is the exact odor you are trying to eliminate. The dog version of staging is a cleaning problem. The cat version is a cleaning problem plus a behavioral one that the cleaning can make worse.
Start with the chemistry, because it explains why cat urine behaves differently from anything else in the house.
Cat urine odor is self-renewing, because its most distinctive odorants are generated from a precursor rather than deposited as a finished smell. Miyazaki and colleagues showed that cauxin, a carboxylesterase excreted as a major protein in cat urine, hydrolyzes the felinine precursor 3-methylbutanol-cysteinylglycine into felinine, and they identified 3-mercapto-3-methyl-1-butanol together with three related sulfur compounds in the headspace gas above cat urine (Miyazaki et al., 2006). Headspace is the operative word: those compounds are already leaving the liquid and entering the room. Residue that is invisible is still a generator.
The second mechanism is bacterial and needs water. Mammals — cats and dogs alike — excrete nitrogen mainly as urea, not uric acid, and bacterial ureases hydrolyze urea to ammonia and carbon dioxide (Mobley & Hausinger, 1989). That reaction requires moisture, which is why a spot that has been dry and quiet for months becomes loud on the first humid week of the year, or the first time someone steam-cleans the carpet above it.
Ammonia is also the compound a resident is least equipped to judge, because its reported odor threshold ranges from 5 to 53 ppm across individuals (NRC, 2008) — a tenfold spread before adaptation is even considered. A concentration that reads as nothing to the person who lives there can read unmistakably as "cat" to the person who does not. They are not disagreeing about the house. They are two differently calibrated instruments, and only one of them is making the offer.
The behavioral half, which nobody stages for
Here is the finding that should change how a cat owner sequences a listing. The AAFP and ISFM house-soiling guidelines state that "introduction of another pet, person, or new furniture or other objects into this environment changes the collective odor to some degree and can stress some cats enough to induce urine marking behavior" (Carney et al., 2014).
An open house is therefore a documented urine-marking trigger, not a neutral event. A listing weekend delivers three of those changes at once: unfamiliar people walking through, staging furniture moved in, and the household's own objects rearranged or removed. The odor problem in a cat household frequently gets worse after staging begins, and the owner — adapted, busy, and looking at photographs rather than at the cat — is the last to find out.
The 2013 AAFP/ISFM environmental-needs guidelines sharpen the point. Their fifth pillar is the cat's sense of smell, and it advises against using products or substances — cleaners, detergents, scented litter and other cat paraphernalia — "that may disrupt the cat's sensory perception or the scent profile it associates with its customary surroundings," and recommends washing a cat's bedding on a rotation so that some items always retain the cat's own scent, which they call olfactory continuity (Ellis et al., 2013). A whole-house deep clean, performed in a weekend, is the precise opposite of that.
What to do instead
- Stage in stages. Deep-clean one room at a time over two to three weeks rather than the whole house in a weekend, and never wash all of the cat's bedding in the same cycle. Rotation preserves olfactory continuity while still getting everything cleaned before the listing photos.
- Add boxes, do not subtract them. The AAFP/ISFM guidance is that a single-cat household should have two litter boxes in two separate locations, and that the rule of thumb for multi-cat households is at least one more box than there are cats (Carney et al., 2014). Staging pressure pushes owners the other way — hide the box, consolidate to one, put it somewhere out of sight. That is how a clean house acquires a new stain on week two.
- Relocate early, not on the day. If a box has to move for showings, move it weeks ahead so the cat has accepted the new location before strangers arrive. A box relocated the morning of an open house is a box the cat may decline to use that afternoon.
- Scoop at least daily and wash the box itself. The same guidelines call for removing waste a minimum of once a day and washing the box every one to four weeks (Carney et al., 2014). During a listing, take that to the strict end of both ranges.
- Keep the cat out of the showing, not just out of sight. A cat shut in a bathroom with its box during an open house is still in the middle of the event. Roughly two-thirds of REALTORS® advise removing animals from the home during a showing (NAR, 2017), and for a cat the reason is behavioral as much as cosmetic.

What can a scent layer actually do at a showing?
One thing, narrowly: once the source is gone, it makes an empty, freshly cleaned house read as inhabited rather than sanitized. That is the whole job. It is a real job — a house that smells of nothing but carpet shampoo reads as a house something was done to — but it is not odor removal, and a seller who buys it as odor removal has bought the wrong product.
Fragrance does not remove odor; it adds a second odor to the same air. If the source is still generating, the buyer receives both, and the combination is worse than either alone because it carries information: someone here is trying. That is the mechanism behind Field's "lavender-scented litter box." It is also why the order matters more than the product. Source removal, then verification by an unadapted nose, then — only then — a low-intensity scent layer.
Three practical constraints for the showing itself:
- Nothing that burns, in a house nobody is watching. An open house is an unstaffed building with strangers moving through it. A lit candle is a fire-risk object under those conditions before it is a fragrance decision, and combustion adds particulate to rooms that were just cleaned. - One scent, not a defensive perimeter. NAR's own guidance is that competing fragrances irritate visitors and suggest masking. One source, low, in the entry area or the kitchen, is the entire deployment.
- Do not switch categories under pressure. If the source is not fixed by Friday, the answer is not a stronger product. Three weeks, not two days — and the two days are the last step, not the plan. The reason is the recovery curve from the first section: if you want your own nose back as a check on your own work, the clock on that is measured in weeks, not in a walk around the block (Dalton & Wysocki, 1996). If the listing is already live and Day −21 was two weeks ago, the compression order is: panel first, textile inventory second, everything else after. The measurement is the step that changes what you spend money on, so it is the step that cannot be cut.
When the smell isn't a cleaning problem
Two categories of odor will not respond to any amount of staging, and both are worth identifying early because the correct action is not a product.
The animal. Some odors come from the animal rather than from the house, and several of them are clinical signs rather than hygiene gaps. The building. If odor returns within days of a competent deep clean, or returns predictably with humidity, the residue is likely below the surface being cleaned — underlay, subfloor, the base of a wall — or the cause is not the animal at all. That is an inspection, not a fragrance decision, and it is the exact scenario Field describes buyers assuming when they walk into a wall of scent. Getting it inspected and disclosed is cheaper than getting it discovered.
